Is this legal?
Yes, Many people confuse the rebate program with
“Kickbacks”. “Kickbacks” are governed under RESPA (Real Estate
Settlement Procedures Act). This act was enacted to protect consumers
from abusive lending practices. Real estate licensees fall under RESPA
when they refer buyers to particular lenders, title companies, attorneys
or other providers of settlement services and receive a fee for the
referrals. This practice is a violation of RESPA and is called a
“Kickback”. Through Georgia license law we are able to give you, a
principal in the transaction, a broker incentive. The incentive that we
have chosen is the opportunity to receive 1.5% of the commission from
the closing of your home purchase in the form of a rebate.
How can we afford to provide a discount
service such as this?
We allow you to help us find your next home by
doing your own research and elimination of homes that do no fit your
criteria. You will still receive assistance from a List-4-Less licensed
professional who will constantly be searching the Multiple Listing
Services and other databases daily and emailing or faxing you the
results. The difference is that we ask that you do some of the legwork
to narrow the selection of homes that we actually show you. We will show
you as many homes as you desire and we will wok with you as long as you
like but the more homes we show you the lower the rebate money is that
you receive after closing. We utilize the internet to streamline the
home search, saving you and us time and money. This program works solely
on volume. Making less money per transaction is offset by the increase
in closings.
Who is List-4-Less?
List-4-Less is what some call a hybrid real
estate company. We offer a flat fee listing service where we act as
Transaction Brokers and we also offer the traditional commission based
listing service. Both of these services are offered at a lower rate that
what is typically charged in the market place. We now have expanded our
savings program to buyers. We bring our many years of experience and
achievement in the real estate industry to bear on this program.
