1. What is the Multiple Listing Service ?
The Multiple Listing Service (MLS) is an extensive database of
properties listed by real estate brokers and their agents. The MLS is
available exclusively to the real estate broker/agent. It is through the
MLS that agents find property to show their qualified buyers.
Approximately 90% of the homes sold are the direct result of the MLS
exposure. By having your home listed on the MLS, you are receiving
maximum exposure for you home.
2. What if I sell my home myself ?
If you sell your home yourself the only fee is the initial payment of
the plan that you chose (ie $375 Base Plan), and the FMLS fee of.12% paid at
closing. The exception to this, is the “Full Service” plan. In the “Full
Service” plan there is 1.35% plus the FMLS fee of .12%, which is due at
closing.
3. Is List 4 Less locally owned and operated ?
Yes, List-4-Less is an Atlanta based real estate company.
4. How long before my home will be on the MLS and the Internet ?
If your appointment or online submission is completed before 4:00 PM
(M-F), then your listing will be put into the MLS System that day. If
your appointment or online submission is after 4:00 PM (M-F) then your
listing will be put into the MLS System the next day.
5. Will there be a picture of my home on the MLS and the Internet websites
?
Yes, List-4-Less will take a picture of your home to be posted on the
Multiple Listing Services and the Internet. Also, you may submit up to 9
additional photos (jpeg format 40-150KB’s) to add to your GAMLS, FMLS &
Realtor.com listing for $10 per photo. (The exception to this rule is
the “Full Service & Elite Plans”. These plans come with 4 FREE photos.)
6. Whose telephone number is used for contact information on the MLS?
All buyers and real estate agents will be instructed to contact you
directly.
7. Will agents with buyers boycott my listings because I am saving so much
money?
No. Agents want to find a home that meets their buyers needs as
quickly as possible, as long as they get paid a competitive commission for
bringing a buyer. Agents want to sell their buyers a house. They are going
to show the buyer all houses that meet that buyer's needs.
8. What kind of Lockbox is included in the service ?
You may purchase the use of a Supra Key Lockbox. See
Additional Products & Services
page.
Supra-Key boxes are computerized lock boxes that only licensed agents
can access. List-4-Less can provide the use of the Supra-Key lock box
for a fee of $150.00. When the lock box is returned to List-4-Less you
will receive a $50.00 refund.
With a Supra Key Lockbox, List-4-Less
can also provide you with an activity report showing how many showings you've
had with our Lock Box

9. Do you accept credit cards ?
Yes, List-4-Less accepts all major credit cards via PayPal. You
do not have to have a PayPal account, and you pay no additional fees to
purchase online. We will also accept a check as payment for
services.
10. Who will do the contract paperwork involved in the sale of my home ?
We will provide you with the necessary contracts & forms to complete
your sale. We do not assist you in the negotiation or preparation of the
contracts unless this option is provided in the real estate plan you’ve
chosen or unless you have selected this option from our
Additional Products & Services.
11. What areas do you serve ?
List-4-Less serves all metro Atlanta and surrounding counties.
A. If you live within metro Atlanta
(Gwinnett, Fulton, Dekalb or Cobb counties) you may schedule an
appointment or submit your listing online.
B. If you live outside metro Atlanta we
can only service you via. Internet online submission, Fax or Mail ONLY.
We serve the following counties by
Internet online submission, Fax or Mail ONLY: Banks, Barrow, Bartow,
Butts, Carroll, Cherokee, Clayton, Coweta, Dawson, Douglas, Fayette,
Floyd, Franklin, Forsyth, Gordon, Hall, Hart, Henry, Jackson, Jasper,
Lumpkin, Meriwether, Newton, Paulding, Pickens, Pike, Polk, Rockdale,
Spalding, Troup, and Walton Counties.
12. How will I know if my property is listed on the MLS ?
List-4-Less will input your home's
information into both FMLS and MLS . List-4-Less will then forward you a
copy of your listing as it appears in the system for your review.
13. How can I make changes to my listing on MLS ?
All text changes must be submitted in a written format. Please email
or fax us with any text changes to be made to your listing. These
changes are made free of charge.
14. Can I terminate my agreement early ?
Yes, you can terminate your listing at any time. There is a $25.00 fee
payable to both FMLS & MLS and a $10.00 administrative fee payable to
List-4-Less.
16. Will you hold open houses ?
List-4-Less does not hold open houses, however, you can advertise and
hold an open house yourself. See our Selling Tips

17. How long will my property be listed?
Your property will be listed until sold, unless you purchase the Base
Plan which lists your home for 7 Months.
