Skillful Negotiation Of The Contract & Home Inspection Report – Whether your buyer comes with or without an agent we will negotiate your contract & home inspection report on your behalf. One of the primary benefits of dealing with a full service broker is that there is someone providing a buffer between you and the buyer. A persons home is usually the largest investment that they have or trying to acquire and sometimes negotiations can seem personal. Our experienced staff prides themselves in building a rapport in negotiations while seeking the best financial outcome for our clients. Presently our ratio of “contracts to closing” is 99%! This service can be added for the nominal fee of .0050 of your sales price at closing. Out of that .0050, we pay the FMLS fee of .0012, on your behalf. At this price this service is a NO-BRAINER. (This upgrade is already included in the “Full Service” Option)


– Photos: All of our real estate plans (except for the Full Service Plan & The Elite Plan) come with 1 FREE photo. You may submit up to 9 additional photos (jpeg format 40-150KB’s) to add to your GAMLS, FMLS & listings for $10 per photo. If you have scheduled an appointment, we will take the photos for you at the same $10 per photo.


Supra Electronic LockboxElectronic Agent Lock Boxes) The supra electronic lock boxes enable real estate agents to enter your home for showings. They can provide a record of who is entering your home and are industry standard. These can be rented for $150 during the listing period.


Exterior Brochure Box – These Brochure boxes are free standing and made of a durable plastic with a flip top lid. They are leak proof and industry standard (not like the low-quality boxes that attach to the real estate sign that usually leak) These boxes are designed so that potential buyers driving by, can easily stop and pick up a brochure to find out more information about your home. $37


Large Goal Post Sign – We will install this classy traditional goal post sign in your yard for $100





Lock Box Report –We will run an exclusive lock box report for you twice a month that provides the agent’s name, number, company, date and time that they showed your property. This report will allow you stay in constant communication with buyers agents in regards to their buyers status as well as any price changes etc. that you may want to communicate to them. $50


Virtual Tour – We will set up a virtual tour provided by a leader in the industry. A media specialist will schedule an appointment with you to schedule a professionally shot virtual tour. Your virtual tour will come complete with 4 Panoramic scenes and 12 still photos, An online printable Table Flyer, and a tour activity report to let you know how many people are viewing your virtual tour! The cost for this Virtual Tour is $170.

Attend Closing - Yes, we are the ONLY flat fee company that will come to closing with you. Many deals have fallen apart at the closing table. Part of the reason for this is because many times the closing attorney does not finalize the settlement statement until the day of closing. Usually the buyer and seller don’t see the final settlement statement until they reach the attorneys office, and numbers change. We will be there to review the documentation, answer any questions you may have and assist you in finalizing your home sale to the very end. We charge a fee of .0050 of the closing cost for this service, which is paid at closing. (The .0050 can be paid from your proceeds at closing so that there is no out-of-pocket expense to you.) 


StagingIs the home selling phenomenon that is sweeping the country! Staging was invented by Barb Schwarz who also created the industry called ASP’s (Accredited Staging Professional & Accredited Staging Professional Master) Staging has been featured on ABC’s 20-20, NBC’s The Today show, CBS News, Sky Radio & Fox 8 News. Staged homes sell an average of 40% faster than unstaged homes (source: Business Week),. Staged homes sell for an average of 5% more than unstaged homes (source: Realty Times) Staging is the process of transforming your home from the exterior to the interior so that it shows it’s absolute best. ie. like a “model home” Staging is the very best proven way to get top dollar for your home as you prepare it for sale. Staging can be done for occupied or vacant homes. List 4 less has aligned itself with three Accredited Staging Professionals. Two are (ASPM’s – Accredited Staging Professional Masters) There are only 4 total ASPM’s working in the Atlanta market today and among ASP’s less than 1% become ASPM’s! They will be featured on an upcoming show of A&E’s “Flip That House” There is also one highly skilled and experienced (ASP) Accredited Staging Professional that we have partnered with. She is so good that she has been featured on The Discovery Channel, Good Day Atlanta and has won the 2005 & 2006 IRIS (Interior Redesign Industry Specialist Award). The staging team that List 4 Less has aligned itself with is the best that Atlanta has to offer. An onsite Staging Evaluation is $150  (For one of the ASPM’s the cost is slightly higher)

It is one thing to “think” your house is better than your neighbor’s, it is another to actually see it and find out. How are you going to position yourself to exceed the competition if you haven't even seen the competition. The process of selling a home boils down to this; People choose the BEST home at the BEST price in their desired area….period! In order to find out how your home ranks (in condition & pricing) against the other homes on the market …you have to see them. We charge $150 for 1 ˝ hours. (We prefer to do this at the time of appointment; Fulton, Gwinnett, Cobb & Dekalb Counties ONLY.)
